Do I need a Permit?

Permit Required

  • Changing windows
  • Installation of lawn sprinklers
  • Remodeling kitchen or bathroom
  • Re-roofing more than 100 square feet
  • Installation of security bars
  • Stucco work, sandblasting
  • Installation, replacement or relocation of a water heater (Relocation requires planning approval)
  • Installation or replacement of plumbing fixtures (ex. toilets, lavatories, bathtubs, dishwashers)
  • Installation of through wall air conditioners or forced air units
  • Alteration / replacement of electrical, plumbing or mechanical fixtures
  • Block wall fencing over 30 inches above grade 
  • Additions, patios and spas
  • Installation and/or replacement of water lines
  • installation and/or replacement of drain/sewer lines

Permit Not Required

  • 1 story detached accessory buildings used as tool and storage sheds, playhouses, and similar uses, providing the floor area does not exceed 120 square feet
  • Fences not over 7 feet high; however, the city does have height and placement regulations regarding fencing, please check with the Planning Division for these requirements
  • Retaining walls that are not over 4 feet in height measured from the bottom of the footing to the top of the wall, unless supporting a surcharge or impound Class I, II, or III-a liquids
  • Sidewalk and driveways (within private property)
  • Platforms, walks, driveways not more than 30 inches above grade and not over any basement or story below
  • Painting, papering, tiling, carpeting, cabinets, counter tops and similar finish work
  • Window awnings supported by an exterior wall which do not project more than 54 inches from the exterior wall and do not require additional support.
  • Prefabricated swimming pools that are less than 24 inches deep
  • Decks not exceeding 200 square feet in area, that are not more than 30 inches above grade at any point, are not attached to a dwelling and do not serve the exit door
